Father, I thank you, Lord, that for this season of Thanksgiving, and Lord, we want to begin this meeting with... a heart of thanksgiving and gratefulness to you. God, I thank you for your faithfulness to us, the provision that you give us. God, I thank you for every person that is in the room, their unique giftings, their perspectives they bring. And God, I thank you for the opportunity that everybody could be here together and to work toward a common goal. So God, your word says to give thanks in everything. So we do that tonight. And Father, may our hearts be filled with gratitude as we start this meeting. And Father, as we go through the agenda, let thy will be done in Jesus' name. And everyone said, Amen. All right, so before we move to the presentations, I just want to mention to everyone here that for new business item number one, there's a waiver request for the property located at 215 2nd Avenue North, and there's been a request by the applicant to postpone that until I want to say December 15th. So we will officially address that when we get to that. But if anyone's here for that, we're probably not going to be hearing that one tonight. So with that said, I'm moving on to the presentation portion of the meeting. We have one proclamation tonight. So this is a proclamation in recognition of Small Business Saturday. So anyway, so going through the items, it's pretty obvious that the marina is an integral part of our city. And I think it should be subsidized like everything else in the city. I mean, if you look at it, you use items in the budget itself, talking about scenic and this and that. I mean, the picture, even the public utility's got the two bobcats in front of all the boats. I mean, we're putting on a boat show for you every week, so. I mean, we put a lot into that, too. I mean, the boats are clean, and they look nice, and we go sailing, and we have regattas, and we add a lot to the community. And we're always down there coming back and forth. So a couple questions. The revenue of $62,000 for... I think it was the last couple of years. You divide that over 44 slips, you come in at $117. I'm thinking, was there a write-off? Was there a mismanagement? I don't know. There was expenditures of over a million dollars for three years. I don't know of any expenditures in the marina on the budget line items. So I'll write this up and send it to you. And then projects that department heads identified that they do plan to do this fiscal year. So we did charge them during the budget process, or I did charge them during the budget process items in the fiscal year to, you know, identify. If you don't have the staff or the bandwidth to get it done, we need to rebudget it into another year. So, the items before you, the plan is that these items, more than likely, should be getting done this fiscal year. ADULT PROTECTIVE SERVICES OF THE COUNTY CAN RELOCATE THE MOST VULNERABLE OF PEOPLE. IT DOES NOT RESCUE THE DWELLINGS. I UNDERSTAND FROM THE CITY EMPLOYEE, CAROL STRICKLAND, SHE THINKS A SOCIAL WORKER FROM THE PRIVATE AGENCY, MADDIE WILLIAMS NEIGHBORHOOD FAMILY SERVICE CENTER, IS GOING TO HELP IN THE CASE AT 107 WOOD CREEK DRIVE SOUTH, WHICH IS ACROSS THE STREET FROM MY HOME. I CAN SEE HOW A SOCIAL WORKER WHOSE CONCERN IS BROAD MIGHT BE ABLE TO FIND OUT TO WHAT LOCATION THE PATIENT, I'M SORRY, THE RESIDENT WENT OR WILL BE DISCHARGED TO AFTER THE RESIDENT'S RECENT AMBULANCE TRIP TO THE HOSPITAL. but Mrs. Strickland is unaware of the predatory infliction of services by Pinellas Nursing Homes. I don't know what a social worker can do to protect her against the likely monthly $10,000 charges of a nursing home. I don't know if a social worker is able to guide this woman living in self-neglect. Since she's reputed to be a Canadian citizen, the scheme is quite raveled. The thread which consistently unravels the thread of her existence of the poorest among us is code enforcement. I speak to fairness to the vulnerable. I understand now Seattle is deploying voluntary conservatorship, also known as guardianship. As an alternative, in safety harbor, we need an office of public defender or ombudsman. A public defender might carry the defense of people assaulted by unmerciful complaints of code enforcement by swanky neighbors. A PUBLIC DEFENDER TO ASSIST BEFORE PLACEMENT OF PEOPLE WHO HAVE DEVOLVED TO LESS THAN COMPOST MENTUS AND FALL INTO THE CLUTCHES OF NURSING HOME CHAINS. I'M VERY AWARE THE FORMATION OF A TRUST WOULD SAVE THE FAMILY HOME, BUT THERE HAS TO BE A TRUSTEE AND MONEY TO PAY FOR THE CREATION OF THE TRUST. THE MOST VULNERABLE ARE OFTEN LIVING ALONE, THREADBEAR, AND HAVE NO LIVING FAMILY. I THINK THE MUNICIPALITY HAS A GREATER RESPONSIBILITY TO DEFEND ITS MOST VULNERABLE PEOPLE and create a pivot point for good, some position like public defender or guardian ad litem for adults. The responsibility is of greater importance than parks and recreation. If there is a city board which is willing to take responsibility to create such a position, I will volunteer for it, and I submit that respectfully to all of you to consider at your length. SO THE COAST SECTION IS ACCESSORY SWIMMING POOL SHALL MAINTAIN THE THREE FOOT SEPARATION FROM THE WATER'S EDGE TO THE PRIMARY STRUCTURE. AND THEN THE APPLICANT IS REQUESTING TO REDUCE THE SEPARATION FROM THREE FEET TO ONE FEET SIX INCHES. SO THE PROPERTY IS LOCATED WITHIN THE TRADITIONAL NEIGHBORHOOD ONE DEVELOPMENT DISTRICT IN traditional neighborhood development of one character district in the CRD. And then here's a picture of the site. So the property is currently under development for a single-family residential dwelling. This permit has been approved. It's currently under construction. And then the applicant is proposing to construct a pool by the side. So this is a picture taken from the alleyway behind the property. So here is The proposed plans of these are the house. Here are the cover lanai. The applicant is proposing to place the pool over here. And the water's edge is only going to be 1 foot 10 inches from one side and 1 foot 6 inches on the other side. So the applicant's statement is including your backup. Their justification is this pool is already pretty small to begin with. And then the three feet separation will make this pool um not reasonable and moving this pool closer to the property line will encroach into the required five feet setback and will also disturb the root system of the tree over here and then um staff's understanding of this coal section's intention is um written for a situation where a house was already completed, and then the pole was added later on. And 3D separation is to ensure that the foundation of the house doesn't get disturbed. The engineer of record provided a calculation. And since the pole and house are constructed at the same time, they know where the foundation of the pole is for Lanai. And then this is the written affirmation from the engineer of record. that the proposed design of the pool and the separation is not going to cause a safety concern. It's not going to cause us, it's not going to affect the structural integrity of the pool, of the covered lanai. This is, this affirmation is included in your backup as well. This is a signed and sealed engineering plan. It will be kept for public record. So the code section 100.00 stated that a waiver may be approved if one of the, at least one of the five following conditions are met. The applicant stated that they meet criteria number four and five, technical impracticality and no relationship to the development or its impacts. So tonight the city commissioner may approve, approve with modification or denied application. I'm happy to answer any questions. I have a question. So in these plans, So when it rains, essentially, there's three feet for water. If they're going to build it within a foot and six inches, so they're going to reduce it, say, in half, essentially, is there drainage in that foot and a half that they're going to put in? Because I could just see a situation for the homeowner where the water is just – I mean, I've got the problem myself, even though I've got probably 10 feet. from my pool, but in a downpour, a pool that close to the house is going to probably create some issues from the surface around the pool into the house. But that's just, I was just wondering about that. The contractors here, we can let them answer the question as well. And also, one thing I would like to mention is this is a cover lanai, and then the house, the structure was over here. And just because the co-section consider Anything attached to the house as part of the house, that's where the co-section applies. Does that make sense? Yes, but I would imagine it's going to be a screen over the Lanai area, so the water is still going to come into that area, right? I'll let the contractor answer his question. I see it happening, and I could just imagine not much deck in between the house and the pool. COULD BE PROBLEMATIC. MY QUESTION IS, YOU SAID THE CODE WAS WRITTEN TO ADDRESS FOUNDATION CONCERNS. We have columns that come down from a covered porch, and those are the areas recognized as encroachment are within three feet. So I believe interpretive code that we're looking at right now, this isn't a life safety issue. This is not a Florida building code issue. This is a city ordinance. Chris Wicks does a lot for the community. He has a great restaurant. He holds a great Veterans Day memorial or commemoration every year. And he's gone through a lot this year also. And he's somebody that's always very bright, very happy to talk to. He's always friendly, approachable. And number three is J. Craig Wright. He's another guy. He's been in the community for a long time, and he's just been another guy who's very positive everywhere, and he volunteers a lot in a lot of different communities and a lot of different charities. So those are my top three. I'll tell you, I think we completed the library, and I think that just in standing with the completion of the library and all the... Activities that the Safety Harbor Library Foundation puts on and their huge support for the library, quite frankly, I'd like to see the foundation get, the entirety of the foundation get recognized versus the others. Again, all these people do great work for the city. They help. I know Jay, James Shaw. I mean, they're all Good people, I don't know. But I just feel like we just completed a huge project with the library. And I think they were instrumental in getting something done. And a lot of young families moving to the harbor. Their kids use the library. I think it's just kind of fitting with all the kids that will be there at the Christmas tree lighting and the library foundation. I know the mayor has spoken about the children's section. I think, you know, all our kids at one point use the library, and I think it's just been so upgraded with everything, and they do such a huge amount of work. I mean, there are other groups that do, you know, their hand in helping out in safety harbor, but I just think it's fitting. That's my position. I like how you're working me over with that. Yeah. That's good. I also wanted to speak to Chris that he did get honored in 21. So I appreciate you bringing up his name. But he, Lewis Pons, and Carmen Lundy got honored in 2021. Julie gave us a list of people who went up before. That's all you got? Well, see, this is funny, because I missed the email, so I have to say I'm not lobbying for anybody this time, because I didn't weigh in. I will say this. When I was looking at the list, I thought these people are all very worthy, and the Library Foundation has done a lot. But I will say Bill Talumis. I mean, he's been controversial over the years. I remember back in the day, he's come up and he's yelled at us, and This and that. And before, you know, probably Joshua isn't here. You weren't here. But, you know, he's done development, which can be controversial in the city. But he has ran the spa for a long time. And he's been, you know, a staple in the community for many years. And he's about to turn 90 years old. I think his birthday, I want to say, is either January or February. He's going to be 90 years old. For that reason, I'd be interested in looking at Bill Tulumis, for how long he's been in the community. They're always hosting events at the spa. They donate a lot of stuff. They don't advertise it, but they do donate to the charities. They do, I believe, for some of these other events, they do cost instead of charging people for some of these events. I'd be inclined to look at Bill Talumas. Yeah, I'd like to first, if anybody that's on this list is listening, congratulate everybody that's involved in one of these organizations or had their name put on here. It's a pretty big deal to be recognized within a community like this for volunteering, not being out front public like we are, but being... out there amongst the community and earning the respect of your neighbors enough so that they want to honor you in this way. So congratulations to everybody. I'm probably more in the same camp as Commissioner Steingold. I'd like to see one of these organizations get it. Somebody like the library, I think the Library Foundation. And we see a lot that happens with the library, but when you actually meet that foundation, the individuals involved in there, they're some of the best folks in town. They have indicated that it will be open before the end of the year. They are making good progress. I see it every morning. But that depends upon the availability of asphalt and getting into the holiday season. But they're proceeding on schedule. Okay. We just don't know. Well, I guess the end of the year, right? And has the city begun, like have we sent – Are arborists out there or anyone out there to begin drawing up plans to kind of beautify that end so that people enjoying the park don't have to look at the parking lot? I've spoken to the city arborist out in the field and made him aware of that request. We're waiting until the landscaping that they're going to put in before we finalize any design, but that is on our list. All right. I... recently, I think it was last weekend, walking my dog down Marshall Street and I saw this dog on the sidewalk ahead of me and I couldn't figure out why it wasn't on a leash and the owner wasn't there. So I kept walking towards this dog and it turns out it wasn't a dog. It was a really good looking coyote. and I was pretty close to it, and it kind of spooked off and ran into the woods. But it was kind of neat. So, again, I saw the article that Josh sent us, circulated, that came out. It kind of made it look like it was me versus the church with this trail they wanted to put in. But the reality is, and I would imagine if you ask – people in the Huntingtons that live around this area. I don't think I'm the only one that feels that way as far as not putting in or not partnering with a church to have this trail. I would venture if you went door to door in this area, you'd probably find a lot of people that would not want this trail because they do enjoy seeing the wildlife from bobcats to coyotes running around. They don't bother anybody. They stay away. They're real skittish. So, again, I just wanted to share that. It's not that I'm against the partnership. It's just I just think it's the last bastion within our city of any kind of semblance of wildlife. And you can, by all means, walk back there. There's a paved road that goes back there that you can walk. be right on the road and see them as you walk. Just go either early, early morning or when it becomes dusk, you can see them. THE MAYOR WAS THERE WITH HIS CHILDREN, AND I DID HAVE MY MOM GO WITH ME, AND IT WAS JUST REALLY A NICE THING THAT THE KIDS TALKED TO HER, AND IT JUST FELT LIKE A COMMUNITY FAMILY ATMOSPHERE, AND SO I JUST WANT TO THANK THEM FOR THE INVITATION AND CONGRATULATE THEM AND WISH THEM WELL EVEN THOUGH IT'S A CLEARWATER ADDRESS WITH OUR CHAMBER. The pizza was delicious, and that concludes my report. Thank you. Thank you. Vice Mayor? Yeah, talking about goats. I was at the community center, and I was just overhearing other people talking about goats. I'm like, you've got to be kidding me. I'm just kidding. No, I was very amused. A lot of older adults are talking about goats. They're herding animals, so I guess if people walk, they walk with them or something? I don't know. Anyway, it was very entertaining while I was working out, and I was thinking of Commissioner Besor, you know, on my day off. But it was good. Congratulations on that. You had my thoughts that day. I also ran into Kip Kelly on Friday, and he was just mentioning to me that he had put, I think he came before us in February, and he wanted to put, I guess, an eatery. and he wanted to know, you know, he wanted to get some kind of progress on that. You don't have to answer me, but just wanted to alert you guys to that. And then also just bringing up Commissioner Steingold's, you know, talking about partnering with the church. I was opposed to it too. Basically, I really feel pretty strong about it, you know, and obviously... I THINK THE IMPORTANT THING IS THAT EVERYBODY IN THE COMMISSION COMES FROM A DIFFERENT ANGLE. AND NOBODY'S RIGHT, NOBODY'S WRONG, EVERYBODY'S GOT A DIFFERENT BACKGROUND. I THINK YOU APPROACH IT MORE FROM THE ENVIRONMENTAL PERSPECTIVE. I THINK I APPROACH IT MORE FROM A COST PERSPECTIVE, A MAINTENANCE PERSPECTIVE, AND ALSO HOW IT WOULD BENEFIT THE WHOLE COMMUNITY. YOU KNOW, I THOUGHT, WELL, YOU KNOW, TO PUT IT INTO THE PARK, IT'S ALREADY A RECREATIONAL AREA. Why are we going to put more money into something when it's already – the added benefit is going to be very, very minimal for the amount of money and time we put into it. But anyway, that was my position. It wasn't about the church. I had been up here before and partnered with the church, just putting that whole – that road in and the land swap that we did, I guess, about 10 years ago already. Regardless, I think it's – I mean, we've got a great partnership with Harborside. They're a great – neighbor, great resident of Safety Harbor. They helped the city. Everybody, all the residents rave about it, and I only have great things to say about them. And that concludes my report. Thank you. Commissioner Burnett. Thank you, Mayor. I was also at the Great American Teach-In, and I got to see Parks and Rec out there. I saw Fiona Funn. walking around at the elementary school. I saw the fire truck and the fire department there, got to talk with those guys. It looked like the kids had a ton of fun. I got to teach three classes, and I teach local government when I go. This is my second time, so just a little bit of the civics lessons. We did a mock city council meeting so that the kids can understand how that works. And the decision was swing sets versus slides on the playground that they had to... come up with. I think we landed on swing sets for all of them. But the kids acted really well. The teachers did a great job, and I had a ton of fun getting to show them a little bit about their local government. So I will probably do it again next year. Prior to that, I received letters from fourth graders. This is something Cliff Murders used to do, and he's allowed me to carry it on. So all the fourth grade students wrote to me to express their concerns about the city. So just to give you some summaries on that, the number one issue was parking. There was a few. There was a few. It wasn't all downtown. Some of it was downtown on Third Friday. Some of it was parking around the elementary school. Some of it was parking around the middle school. But there was a handful of students that were concerned about parking. Good thing I didn't even drive. I know. There was a few that mentioned traffic in general. Then... A couple that were concerned about safety, safety at Third Fridays, safety around their elementary schools, that sort of thing. I think that's probably a byproduct of our, you know, tension nationwide. But they came off in a positive way. They weren't scared. They just wanted to make sure we were taken into consideration, places that could use it. And then we... Several different requests for types of kids' entertainment, either at the library or additional types of entertainment at Third Friday, one of which was Mr. Brad brings out a really good crowd for the younger kids. Well, these are fourth graders writing to me, and they wouldn't mind seeing some entertainment at Third Friday geared towards them after Mr. Brad. So something we might suggest to the chamber. So I'm going to formulate a response. to these fourth graders, pass it through Josh, and then maybe get some signatures from you guys on the next commission meeting to reply back to those kids. Then Florida League of Cities and Suncoast League of Cities. A lot of stuff happening there. So I'm on the executive committee for the Suncoast League. I'm also on a legislative advocacy committee for the Suncoast and for the Florida League. We met last week. for the Suncoast to determine our top two priorities as a regional chapter that we wanted to go advocate for at the Capitol, both during committee weeks and then when session came in. Our number one priority is property taxes. I know. And then second to that is we're labeling it kind of storm water, storm rebuilding and resiliency for the future. So that's where we're going to focus. The property taxes is a big deal. We had several folks from the Suncoast League go to committee weeks, visit with people both in the House and the Senate on where they thought this was going to go. General consensus is we will see a bill pass between the two that has property tax reform on it. I think there's eight bills in the House right now that are being worked on for various levels of eliminate all municipal property taxes to increase down to increase some homestead exemptions, that sort of thing. So we will be asking cities, I've already talked to city manager about this, every city is gathering up the, let's look at each one of these bills as it gets traction, do a forecast on what that's going to mean for us as a city. And we're going to take that information to our legislators when we can to show them what's going to happen. And for anybody that's watching, this will end up having to be on a ballot for a constitutional amendment if it were to happen. So we're kind of advising cities right now to save your public interest campaigns until we know what's going to be on that ballot. But I do invite all of you to talk to residents about what's probably coming, start getting their gears turning, ask them to talk to their friends and neighbors. so that we can trust our voters to do the right thing when something hits the ballot. I don't mean to interrupt, but why don't we do a letter from the city to Senator Hooper asking him not to vote in favor of putting it on the ballot? I think Hooper and Anderson, probably even more so Anderson right now, most of these bills are coming from the House. We're going to be leaning on the Senate to try to... get the language something we can live with or shut them down, but something's there. Can I ask you a question? So what's the proposed funding for municipalities? Yeah, there is nothing. There's nothing proposed to backfill for municipalities that I've read yet. Yeah, there's got to be something. So I'll say this. I did speak to Adam Anderson last week, and I can wait to my report if you want, or it's relevant to what you're saying. Okay. We originally were talking about the creeks and what the city needs from the state with regards to our creek program. But we did talk about property taxes, and he seemed to think that something is going to happen, whether it be changing the homestead for seniors or something. And I expressed our concerns about, well, what are you going to replace the money with? And he didn't have a good answer to that question. He's confident something is going to happen. Probably he means something out of the House. He knows it's one of the governor's priorities. So I appreciate what you can do to advocate for us. We're doing our best. So I will be – I'm not going to make it to committee week. There's somebody else from the Suncoast League will go in my place. After all, I had to back out of that. But I have registered to go during session, first part – or middle of January. So kind of one of the first or second weeks of session I'll be up there advocating. And I already know, so I'll be going to the Florida League of Cities legislative conference. Thank you, Josh and Heather, for booking my trip over there. That's going to be first week of December. So I'll see you all one more time before I get over there. So I'll have a lot more to report after those two days for that conference. But we're all getting the same sentiment from multiple House and Senators that something's going to come through. And then the Florida League and the Suncoast League will be providing us some marketing material so we don't have to reinvent the wheel when that happens for us to go make a campaign out to the voters to educate them on what might be on a ballot. Last thing for the Suncoast League of Cities, it should be in your email. If it's not, let us know. I'm sure Josh can forward it to you. But Suncoast League is hosting a networking event next Friday down in Treasure Island at the Sanding Ovations Sandcastle Festival. So it's free to register for it. I'm taking my whole family, or three of us are going. And, yeah, we'll meet other elected officials, get VIP passes to the Sandcastle Festival. Should be fun. So if you're interested, we can get that information over to you. I also ran into Kip Kelly this weekend at Crooked Thumb, and he asked about, I know we set our intention to bring an ordinance to make changes to allow him to serve food in that area. So, yeah, maybe we can get an update when it's, from your report on when we might expect to see that on an agenda item. And then one last question. It is Thanksgiving, so happy Thanksgiving. And I just remembered, we usually have a turkey trot, right? Does that have anything to do with the city or is that a charity that puts that on? That's right, Maddie Williams. Okay. I'll start off with saying last week, Josh and I met with the PTA at Safety Harbor Elementary School. They throw an event during the Halloween season. Now it's basically the same night that we have our Fright Nights, and they were just asking how we can work with them to, you know, whether it be provide some lights or, you know, help them out a little bit. So just FYI that that's something that they reached out to us about, and we're looking... to see what we can do on that. I attended the Maddie Williams Donor Appreciation Dinner. Did we talk about that already? I don't believe so. No. So I want to say that was like a week or so ago, and it was just a great way to recognize the donors that help out for the cause. I mean, as we all are very aware right now, there's a lot of people in need, and they're doing a lot of good work. They're working overtime over there. And just want to say, you know, if anyone's watching, we really appreciate what you do and keep up the good work. It was before the last meeting, I probably should have mentioned it, speaking of attending dinners, but MasterCut, that I think we're all familiar with, Mike Shalhouli, who's the founder of that company, they had a 25-year, sorry, 40-year, I don't know why I came up with 25, 40-year dinner at the spa, recognizing their company for being in business 40 years and Most of that here in Safety Harbor, so they've been an asset to our community. We're thankful to have them. They create a lot of jobs, and it was a nice event to go to and to see them be recognized for that. I was also at the Nautical Brews Pizza Ribbon Cutting, which was a nice event. As Nancy said, the pizza was very good, so if you get a chance, check that out. I also had the Cup of Joe with Joe. It was, I want to say, a week ago Saturday. We had a good attendance. If anyone missed it, you want to watch it, you can see it on my Mayor Joey Facebook page. But Josh was there with me. He helped out with some of the questions. We got some good feedback. I think Josh sent an email and kind of laid out some of the bullet points in there. One of them was kind of alerting the community to things going on in Tallahassee. What was specifically spoken about was the Live Local Act. And someone said, well, why don't we put that in Cityscape and just kind of make residents aware on that note? I don't know if we have a formal policy of what we put in Cityscape, what we don't put in Cityscape, but the property tax things coming up, that may be an avenue to, and I'm not saying to do this, but maybe we just give it a little thought if we want to. And I know we're not allowed to use Cityscape to advocate for positions, which we don't, but we can educate and just let people know what's coming down the pipe. I'm not saying we do it. I'm just thinking about it. But that may be something we want a tool to use to alert the public of what's going on. So just keep that in mind. We had the Veterans Day ceremony last week. Andy and Nancy were down at the gazebo. I was at the gazebo this year because of all the construction going down at Veterans Lane. And the ceremony was great. We had the Safe Job Elementary School Kids out there singing. We had a nice ceremony for them. The weather was perfect. And we're good at the gazebo. So we'll see what happens in the years to come. And Daydreamers did an event. Everything that Chris Wicks has been through over this last year, he's still always finding ways to reach out to the community. And he did so again. He does it every year. They give free breakfast to veterans. And people were out there serving veterans with free food. So it was cold that morning, as you guys may remember. People were inside instead of outside, as usual. But that was a good event. Let's see. I mentioned Adam Anderson, my discussion with him. So that's all I have. Yep. Sure, Mayor. So a couple of elements. So the question regarding from Crooked Thumb was an element we discussed, which was providing for retail food establishment as an accessory use in the SC2 character district. along with several other items and just a lot of competing projects in community development. So I did talk with Carol briefly. We were looking at early 2026 to bring, we'll work to specifically bring that one, float that one up early 2026 along with some of the other items we discussed too. Of course, I would say that's also based on, you know, for example, when we get a project such as, I'll use Live Local, as some of these items that come in really takes staff from their normal day-to-day to work on a lot of communications with developers. And also the state has some mandates in the code, which when we get a set of plans in or something comes into the queue, we are legally required to work on that item right away to get back to the permit applicant. And so those are some of the items staff competes with, but appreciate the feedback and the reminder on that. And we'll get that one into the queue to bring early 2026. Regarding Cityscape and a little bit with property taxes, so at the city-county manager level, Pinellas County, we have a group that we meet monthly. Same thing, we have a lobbyist through the Florida League of Cities. that we continuously meet with. Same thing, just factual information. We are aware of the bills that everybody else is aware of. However, we have not, same with our lobbyists at the FLC, he is not aware of any type of replacement on the other side at this moment. If we hear something, we'll, of course, bring it back to the commission. Regarding with the cityscape, we do have an updated deadline that came out today for a new publication. In a month or so, I have talked to Carol about a section. We use the cityscape to educate the public. No, just simple, unbiased education. And we have talked about an area to talk about state legislation, how it affects the community. So we do feel that would be a tie in there to educate people on those items. Just a couple of date reminders. The mayor's breakfast is December 5th. You can contact Maddie Williams for your ticket. That's at 730 in the morning.
