The applicant now proposes changes to the site plan due to newly adopted FEMA floodplain and regulatory floodway maps. The changes include but are not limited to moving the location of both buildings, changing outdoor amenities, and changing the unit count and square footage of the project. The project is located in the Cherry Street District Zoning District and will require variance(s). This has been determined to be a Type 1 Action under the City of Ithaca Environmental Quality Review Ordinance §176-4 B(1) (h)[2], (k), and (n) and the State Environmental Quality Review Act (“SEQRA”) §617.4 (b)(11) for which the Planning Board, acting as Lead Agency, issued a Negative Declaration of Environmental Significance on August 23, 2022.
